Frequently Asked Questions

Answers to the most common questions about foundation inspections, leveling, moisture, subfloors, plumbing, and skirting for mobile homes in Pasco and Hernando counties.

  • A foundation inspection checks the piers, tie-downs, and support system under the home to confirm it meets code and lender requirements. It's usually needed when a home is being sold, refinanced, or financed with an FHA, VA, or conventional loan.

  • You'll get a list of what doesn't meet requirements. Most issues, like missing piers, missing anchorage, loose anchors, or settling, can be corrected so the home passes and the sale can move forward.

  • Yes. We inspect the home, explain what needs correcting, and complete the repairs so the home can be re-inspected and cleared.

  • Most corrections are done in one to three days, depending on the work needed. We know closings run on deadlines, so we schedule quickly and keep realtors updated.

  • Yes. We provide the documentation lenders need and coordinate with a licensed engineer when an engineer's certification is required.

  • Yes. We work with realtors, title companies, and lenders every week and can communicate directly with everyone involved in the transaction.

  • Common signs include doors and windows that stick or won't latch, cracks in walls or ceilings, gaps around trim, and floors that feel sloped or uneven.

  • Most homes should be checked every three to five years, and sooner after heavy rain, flooding, or a storm. Florida's sandy soil can shift and cause settling over time.

  • Soil settling, water pooling under the home, deteriorated piers or pads, and poor original setup are the most common causes.

  • Most leveling jobs are done in a day. You can usually stay home during the work.

  • Leveling adjusts the existing supports to bring the home back to level. Replacing piers is needed when supports are cracked, rusted, sinking, or missing. We'll tell you which one your home needs.

  • The vapor barrier is the material attached to the bottom of the floor joists that seals the underside of your home. It holds insulation in place, keeps moisture out of the floor system, and blocks pests from getting into the floor. When it's torn, sagging, or missing, your floors are exposed to humidity, mold, and rodents.

  • Musty odors, soft or warped floors, high indoor humidity, sagging underbelly, and visible mold on the subfloor or joists are all warning signs.

  • Yes. Even a slow leak can soak the subfloor and insulation for months before you notice, leading to rot and mold. If you see water under your home or smell mustiness, have it checked.

  • Soft spots are usually caused by water damage from plumbing leaks, condensate lines, or roof leaks. The particleboard subfloor in many mobile homes breaks down fast when it gets wet.

  • They can be. Soft spots usually get worse over time and can lead to holes, damaged joists, and mold. It's best to fix them early before the repair gets bigger.

  • In most cases, yes. We cut out the damaged section, fix the source of the water, and install new subfloor in that area.

  • Soft spots near bathrooms, kitchens, the water heater, or the AC unit almost always point to a leak. We find the source so the problem doesn't come back after the repair.

  • Yes. We repair and replace water and drain lines under the home, then reseal the underbelly when we're done.

  • Usually, yes. Most mobile home plumbing runs under the floor, so we can reach it from underneath without disturbing the inside of your home.

  • The cost depends on the size of the home, how much poly B is installed, and whether you're replacing all of it or just sections. Call 352-345-5383 for a free quote.

  • Small holes can sometimes be patched, but damaged skirting often needs panels replaced or properly secured so the repair holds up. Every home is different, so the best first step is a look at it in person. Call Murray Mobile Home Services at 352-345-5383 for a free quote.

  • Yes. Holes in skirting give rats, mice, snakes, raccoons, and insects an easy way under your home. Once they're in, they can chew through ductwork, wiring, insulation, and the underbelly, and nesting can lead to odors and costly repairs. Keeping skirting sealed is one of the cheapest ways to protect what's under your home.
